Yes I saw a pipe and no its on the first floor.

We suspect a leak because of staining on the plasterboard below but in a different location.

I'm wondering if the boards have been laid in parallel to the floor joists.

Well the board narrow edges didn't line up across the floor at intervals which would allow them to be on joists.

So I cut off the tongue on the long side and levered it up for a peek. Underneath is polystyrene block encased in plastic. Over [more]

It chipboard t&g sheets in a 1980's flat. 2.4 m sheets laid before the interior walls were put up. Just checked for screws or nails with a magnet and no hits. The pipework is probably original.

No such luck on the trap front!

It's tongue and groove but I have a mini circular saw that can be set to a precise depth. Hopefully I should be able to just cut the T&G! There's no sign of screws or nails.

Thanks for your thoughts. I've decided to diy the board lifting and see what I find. Did think about using one of these access hole cutters and cover plates but I might need proper access and don't know exactly what's where.

Your friend also needs to ascertain the deposit situation. Was there one? Is it registered etc. This would affect the ability to get possession.
